Home sale prices up 15% last month from levels one year ago. With inventory levels still at a low with a 4.7 month supply in the market, the number of homes sold was also up. This has been forcing buyers to move even more quickly than they had in 2013 when competing for certain homes in the market. Outlook for homebuilders continuing to look strong going into 2014. Although interest rates are higher than early 2013 and price appreciation is expected to slow, our nations homebuilders remain confident that the new home market will continue to be positive and that homes are still very much affordable for buyers. Charlotte among the cities of Atlanta and Chicago when looking nationwide at markets with strong investor demand. Prices are still on the rebound but don't have near the dramatic swings of other markets such as Nevada where investors are seeing much larger swings in prices from their low back in 2008. High end homes in the Charlotte market see a turning point and lately, a growing demand and some speculate this is a result of the surging stock prices we have experience lately. There has been growth in buyers looking at $2+ million properties, especially in the neighborhoods of Eastover, Myers Park, Foxcroft and the SouthPark area. Positive real estate trends continue for Charlotte for the recent month of December. With home prices and home sales up from levels one year ago, inventory of homes is at a 12 month low with just a 4.8 month supply. This is never good news for buyers but shows a clear indication of a sellers market for resale homes. This is great for builders however as new home construction will be starting off strong in 2014. Data released by the S&P/Case-Shiller Index shows Charlotte among 20 U.S. cities that have seen home prices climb by the most they ever have in the past 7 years. With a dwindling supply of foreclosure properties left on the market in many areas, this has helped restrict the amount of homes for sale and continue to increase home prices. Recent study done by HomeVestors of America ranks Charlotte, North Carolina as one of the best markets for rental properties utilizing single family homes. Forbes article releases its top 15 nationwide markets for real estate investors. On the list, Charlotte-Gastonia-Concord rank among the list and based on criteria used to measure, the numbers are strong in most categories. Other markets on the list include Austin, Denver, Salt Lake City and Atlanta. Main criteria used are foreclosure rates, job growth, unemployment, home prices and investor purchasing % on properties. The number of Homeowners 'Underwater' in Charlotte, Concord, Gastonia and Raleigh are improving in recent months although Winston-Salem, Greensboro and High-Point have shown a slight increase in the number of homes with negative equity for the 3rd Quarter. For more: Homeowners Underwater
